1. Introduction
Parclio (“we,” “our,” or “us”) operates getparclio.com and provides property tax reset intelligence for commercial real estate underwriting professionals. This Privacy Policy describes how we collect, use, store, and share information when you use our service. By creating an account or using Parclio, you agree to the practices described here.
2. Information We Collect
Account information
When you create an account, we collect your name and email address. You may sign in via Google OAuth (in which case Google provides your name and email) or via a magic link sent to your email address. We do not collect or store passwords.
Deal inputs
Property details and financial figures you enter into the tax reset estimator — such as purchase price, current tax bill, NOI, and loan amount — may be stored to provide Saved Analyses, Portfolio summaries, and Saved Analysis Comparison. This data is associated with your account and is not shared with other users.
Uploaded documents (Deal Analyzer)
When you use Deal Analyzer, you may upload underwriting documents — including property tax bills, T12s and operating statements, rent rolls, offering memoranda, appraisals, and related underwriting materials — in PDF, Excel (.xlsx/.xls), CSV, or Word (.docx) formats. These files are stored privately in a per-account, non-public storage bucket and are associated only with your account and the deal you attach them to. We use them to extract underwriting-relevant fields (for example, assessed value, millage, NOI, and property details) that you then review, edit, and confirm. Uploaded documents are not shared with other users.
AI document processing
To extract fields from an uploaded document, the document's text is sent to our AI processing provider, Anthropic (the maker of Claude), which returns structured fields. Anthropic processes this content to provide the extraction service and, under our commercial terms, does not use it to train its models. Extraction is AI-assisted and imperfect — you always review and confirm the extracted values before they are used in any analysis. If you prefer not to have a document's text processed this way, do not run extraction on it.
Usage data
We collect information about how you interact with Parclio, including pages visited, features used, and actions taken within the app. This is used exclusively for product improvement.
Technical data
We automatically collect your IP address, browser type, operating system, and device information when you use our service. This data is used for security monitoring, fraud prevention, and debugging.
3. How We Use Your Information
- Provide, operate, and improve the Parclio service.
- Authenticate your account and maintain session security.
- Send transactional emails, including magic link sign-in emails and account notices such as billing confirmations or service updates.
- Analyze usage patterns to prioritize product improvements and new county coverage.
What we do not do:
- We do not sell your personal information to third parties.
- We do not use your deal inputs, uploaded documents, or extracted financial data to train AI or machine learning models without your explicit, separate consent.
- We do not send unsolicited marketing emails without your opt-in.
4. Data Storage and Security
Your data is stored in a PostgreSQL database hosted by Supabase on infrastructure located in the United States. All data is encrypted in transit using HTTPS/TLS and encrypted at rest. Authentication is managed through Supabase Auth, which supports Google OAuth 2.0 and email-based magic links.
We implement reasonable administrative, technical, and physical safeguards to protect your information. However, no system is completely secure, and we cannot guarantee absolute security. If you believe your account has been compromised, contact us immediately at support@getparclio.com.
5. Data Sharing
We share your information only with the following service providers who help us operate Parclio. Each is bound by its own privacy and security obligations.
We do not sell, rent, or otherwise disclose your personal information to any other third party. We may disclose information if required by law, court order, or regulatory authority.
6. Your Rights
Access your data: You may request a copy of the personal information we hold about you by contacting support@getparclio.com.
Delete your account and data: You may request deletion of your account and associated personal data at any time. Note that certain billing records may be retained as required by law.
California residents (CCPA): California residents have the right to know what personal information we collect, to request deletion, and to opt out of the “sale” of personal information. We do not sell personal information.
EU / UK residents (GDPR / UK GDPR): If you are located in the European Economic Area or United Kingdom, you have rights of access, rectification, erasure, restriction, data portability, and objection. To exercise these rights, contact us at support@getparclio.com. We will respond within 30 days.
7. Cookies
Parclio uses essential cookies to maintain your authenticated session. These cookies are set by Supabase Auth and are necessary for the service to function. Without them, you cannot remain signed in between page loads.
We do not currently use advertising cookies, third-party tracking cookies, or behavioral targeting cookies. We do not integrate with ad networks.
You may disable cookies in your browser settings. If you do, Parclio's authenticated features will not work and you will not be able to sign in.
8. Data Retention
- Account data is retained for as long as your account is active.
- Accounts with no login activity for 24 months may be marked inactive and subsequently deleted, with prior email notice to the address on file.
- Stripe billing records are retained as required by applicable financial regulations (typically 7 years).
- You may request deletion of your account and personal data at any time by emailing support@getparclio.com. We will process deletion requests within 30 days.
9. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our practices or legal requirements. We will notify registered users of material changes via email to the address associated with your account at least 14 days before the change takes effect. The current effective date is always shown at the top of this page.
